A Contract for Deed is a form of owner financing. The buyer takes possession of the home and makes monthly payments under the contract. Yes. Each home includes a monthly escrow payment that is used to pay annual property taxes and property insurance. Because our insurance policy is primarily intended to protect the structure itself and carries a high deductible, we strongly recommend that residents obtain their own renter's or homeowner's insurance policy to protect personal belongings and provide additional liability coverage.

Yes. There are no prepayment penalties, payoff penalties, or refinancing penalties. Buyers may make additional principal payments or pay off their contract at any time.
